Wisconsin View HomeThis expansion and renovation project added a story on top of the existing 890 square foot two-story structure. The resulting house is approximately 3250 sqft, with 4 bedrooms, 3.5 baths. This residence has prime views of downtown San Francisco.
Status: Completed April 30, 2014 St. Germain ResidenceThis single family residence in the Clarendon Heights area has panoramic views of downtown San Francisco, the Golden Gate Bridge, and Bay Bridge from every level. It was a 2-story house built in 1960, with a 'telephone pole' foundation. The project entailed putting in a modern perimeter and slab foundation down the hillside, removing the 'telephone poles', and expanding down beneath the original structure. The 2200 sqft house was renovated and enlarged into a 5700 sqft showcase home. Designed in a modern resort style, it uses natural and modern elements in harmonic balance. The resulting house is a 5-bedroom, 7-bath home with expansive living areas, media room, wine cellar, solar panels, elevator, and 5 patios for true indoor-outdoor integration.
Status: Completed May, 2011 25th Street ResidenceThis Noe Valley single family residence was a Victorian built before 1900. The original house had good interior volumes but had fallen into disrepair, and it lacked an essential garage. The project entailed lifting the house by one level onto temporary piers, pouring a new foundation, and framing a new ground floor level including a garage. The existing house was then set back onto the new ground floor and then enlarged towards the back for additional living space. The original 1700 sqft 2-level house was expanded into a 3200 sqft 3-level house with 4-bedrooms, 3.5-baths. The design opened up the small Victorian rooms into large open spaces with a wrap-around deck along the back and side yards to bring in light. The exterior was kept as a traditional Victorian in keeping with the character of the street.
Status: Completed May, 2008 Chenery Street Upper FlatThis Glen Park two-unit building was an Edwardian built before 1900. It had been neglected for many years and in a dilapidated condition. SF Modern fixed the foundation issues, modernized the utilities, gutted and renovated the entire building, opening up small rooms in the process. The renovation was carried out in two major phases, remodeling one unit at a time to accommodate budget constraints. Each flat had 2 bedrooms, 1 bath at around 1200 sqft each.
Status: Completed in January 2005 Chenery Street Lower FlatDouglass Street ResidenceThis was a two unit building located in the Eureka Valley. It had 3 bedrooms 1.5 baths in the main unit and a much smaller 1 bedroom, 1 bath in-law unit. The scope of this project was to renovate all the interior finishes, appliances and fixtures, along with some exterior finish work.
